For real estate agents

Bring us your client. Your commission is protected.

We build. We do not list, we do not farm your database, and we are not trying to become your client's agent. Register them and the deal stays yours.

Register a client

The rule, in one line

Register your client at or before the first consultation. That is the whole requirement. Send us their name before we talk to them and the registration is on the file from the start.

Why send a client to a builder at all

Because a client who cannot find what they want on the MLS is not a dead lead — they are a build. The inventory of new small multifamily in this metro is thin, and the client who keeps losing bidding wars on tired duplexes can have a new one instead.

  • Your buyer stops competing. No highest-and-best, no waived inspection on a 60-year-old building.
  • It works with the loans they already have. FHA, VA, conventional — owner-occupied or investment.
  • Two doors per closing. Investor clients scale faster with you than one house at a time.
  • The client stays yours. They will need an agent again.

How it works

  1. You register the client. Name, contact, the area they want — by phone or email, at or before the first consult.
  2. We confirm it in writing. You get the registration back from us, not a promise over the phone.
  3. We run the consultation. You are welcome on the call. Most agents want to be.
  4. We handle the lot, the plans, the permits and the build. You stay in the loop at every milestone.
  5. Your co-op is paid per the written agreement when the transaction closes.

What we will not do

  • We will not market to your registered client behind you.
  • We will not tell them they do not need an agent.
  • We will not take a client you registered and quietly call them ours six months later.

This only works if agents send us clients more than once. That is the entire business reason to be straight with you.

Which of your clients is this for

  • The buyer losing every offer on old inventory
  • The first-time buyer who assumes new construction is out of reach
  • The veteran who has not been told what the benefit can do on two units
  • The investor who wants doors, not showings
  • The client who owns a lot and does not know what it can carry

Where we build

Investment Property Builders is a home builder and general contractor — not a real estate brokerage, a lender, or a financial advisor. Co-op commission terms, amount and payment are governed solely by a separate written agreement between us and the agent or their broker. Registration requirements apply and must be met at or before the first consultation. Nothing on this page creates an entitlement to a commission or an agency relationship.

Operated by DuCar Construction, LLC — Louisiana Residential License No. 883334, Commercial License No. 63084. 638 Papworth Ave., Suite C, Metairie, LA 70005. Equal Housing Opportunity.

What Registration Covers

What registering your client does, and what it does not.

Registering your client locks your fee into the contract for that build. We will not go around you, we will not tell your client they do not need an agent, and we will not turn around in six months and call them ours.

Here is the part we will not pretend about. We do not get between two agents. If your client comes back to us later with a different agent, we pay the agent who is in the deal. We never signed anything with anyone else, and we are not the ones to tell a buyer who they have to work with — that is between them and you.

Which is exactly why your own signed buyer agreement is the thing that actually protects you. Our registration protects the fee on the build. Your agreement protects the relationship. To say it as plainly as we can: registration secures your fee on the deal you are in when it closes, and it lapses if you are not the agent at contract. There is no expiration date on it because there is nothing to expire — it follows the deal, not the calendar.

Terms, amount and payment of any co-op commission are set out in a separate written agreement between us and you or your broker, drafted deal by deal. Nothing on this page by itself creates an entitlement to a commission.

To The Agents

We respect the work you do.

Finding a client the right deal is real work. It takes time, it takes knowing the market, and it takes somebody willing to stand up for that client. We are builders, not listing agents, and we have no interest in taking over the part of this business that you do better than we do.

So your commission does not come out of the duplex. It is not shaved off the $322,000 and it is not taken out of your client’s equity. It gets added on top of the construction price, because you did work for that client and that work gets paid for. We write it into the contract, up to 3%.

Bring us the client, register them at the first consultation, and tell us your number. We build the house. You get paid. Nobody has to lose for that to happen.

How You Get Paid

Factor your commission into the build price. Up to 3%.

Here is the part most builders leave vague, so we will say it plainly. The $322,000 is the construction price. It is the construction price whether you are in the deal or not — we do not shave it to cover a commission, and we do not pretend the money comes from nowhere. If you are bringing the client, you add your fee on top of it and we write it into the contract.

Your feeAdded to the buildTotal project with lotClient equity at $405kat $412k
2%$6,440$378,440$26,560$33,560
2.5%$8,050$380,050$24,950$31,950
3%$9,660$381,660$23,340$30,340

That is the whole point: even at the full 3%, your client still closes with $23,000 to $30,000 of equity against what our last three duplexes appraised for. You get paid a real commission on a real build, and your client is not the one squeezed to pay for it. Nobody has to lose for you to get paid.

  • 3% is the ceiling. Anything you want under that is your call — we will factor whatever number you name, up to three.
  • Register your client at the first consult. That is what protects you. Bring them in, register them, and the fee is locked into the contract.
  • The lot is separate. These figures assume a $50,000 lot. Your fee is factored on the construction price, not on the lot.
