Why the math works over here

The Westbank sits inside the same job market as the East Bank — the Crescent City Connection, the Algiers ferry and the West Bank Expressway put your tenant in the CBD in minutes. What is different is the price of the dirt.

That gap is the whole point. A lot you can actually afford, ten minutes from a job center, with a renter base that is already here:

  • The river industry — shipyards, port terminals, marine services and the industrial corridor along the river
  • Healthcare — the hospital and medical offices in Gretna and along the Expressway
  • Retail and service — the Expressway corridor is the Westbank's main street
  • Downtown commuters — people who work in the CBD or the French Quarter and want to stop paying East Bank rent

The Westbank is three jurisdictions, not one

People say "Westbank" like it is one place. For permitting it is not, and the address decides everything:

  • Algiers is Orleans Parish — permits go through the City of New Orleans Department of Safety and Permits, and Algiers Point carries historic district review on top of that
  • Gretna is its own city with its own permit office and its own historic district downtown
  • Harvey, Marrero, Terrytown, Estelle and Avondale are unincorporated Jefferson Parish — Jefferson Parish Inspection and Code Enforcement
  • Westwego runs its own as well

We handle whichever one your lot falls under. But the timeline and the review are not the same in all three, and we tell you which one you are in before you buy.

Levees, elevation and insurance

The West Bank and Vicinity hurricane protection system changed the risk picture over here, and that shows up in flood zones and in what insurance costs. It did not make flood zone irrelevant. Elevation requirements are still set lot by lot, and new construction built to today's code sits in a very different position than the 1960s slab next door. We pull the flood determination on your specific lot before you commit — and elevation is one of the real advantages of building new here rather than buying old.

What we build

Two-level duplexes, roughly 2,400 square feet, 3 bed / 2 bath per side — six bedrooms and four bathrooms under one roof, on one loan. Five signature models. Turn-key, including plans, permits, survey and the builder package.

Do not have a lot? We find and secure buildable lots, and we confirm the zoning carries two doors before you commit. With your down payment and pre-approval, the lot may be financed into your loan, subject to lender approval.

How people pay for it

  • FHA — 3.5% down. The 2026 FHA limit for a two-unit property in Louisiana is $693,050 — the same figure statewide. On Westbank land prices, that limit is rarely the thing standing in your way.
  • VA — $0 down. No monthly mortgage insurance, and no down payment for eligible veterans.
  • House hacking. Live in one side, rent the other, and see what actually comes out of your pocket.
