These are tenants who care more about being ten minutes from work than about being close to the French Quarter. That is a different, and in many ways steadier, demand than the tourist-driven rental market inside Orleans Parish.

What building in Kenner actually involves

Kenner runs its own permitting. It is an incorporated city, so plans go through the City of Kenner rather than through Jefferson Parish directly. Different office than Metairie, even though both are in the same parish. We file either way.

Flood zone still decides the build. Elevation requirement and annual flood insurance follow the zone your lot sits in, and it changes across the city. We pull the determination before you commit.

The housing stock here is newer than Orleans Parish, which means fewer historic-review complications and more conventional lot geometry to work with.

What we build

Two-level duplexes, roughly 2,400 square feet, 3 bed / 2 bath per side — six bedrooms and four bathrooms under one roof, on one loan. Five signature models. Turn-key, including plans, permits, survey and the builder package.

Do not have a lot? We find and secure buildable lots. And with your down payment and pre-approval, the lot may be financed into your loan, subject to lender approval.

How people pay for it

• FHA — 3.5% down. The 2026 FHA limit for a two-unit property in Louisiana is $693,050. A turn-key build plus a lot lands well under it.
• VA — $0 down. For veterans. No monthly mortgage insurance, and land, construction and mortgage can close one time.
