Slidell rents to commuters, in three directions

Most towns have one employment center. Slidell sits between several, which is why its rental demand does not rise and fall with any single one:

  • West into New Orleans over the twin spans — people who work in the city and refuse to pay city prices or city insurance
  • East toward the Mississippi Gulf Coast and the casino and hospitality corridor
  • Toward Stennis and the NASA/contractor corridor, which brings in engineers and contract workers on multi-year assignments
  • Local — Slidell has its own hospital, retail and industrial base

Contract and relocation tenants in particular tend to want something newer, want it furnished-ready, and are not shopping on price alone.

What building in Slidell actually involves

Permitting depends on which side of the line your lot is on. Inside the city limits it goes through the City of Slidell. Outside, it goes through St. Tammany Parish Permits and Inspections. Two different offices with two different processes — and the lot decides which one you are dealing with. We confirm that before anything else.

Higher ground is not no ground. Much of St. Tammany sits above the elevations you deal with south of the lake, and that can help on both elevation requirements and insurance. But Slidell took serious surge in 2005, and flood zone is still determined lot by lot. We pull the determination before you commit. Anyone who tells you the north shore does not flood is selling something.

What we build

Two-level duplexes, roughly 2,400 square feet, 3 bed / 2 bath per side — six bedrooms and four bathrooms under one roof, on one loan. Five signature models. Turn-key, including plans, permits, survey and the builder package.

Do not have a lot? We find and secure buildable lots. And with your down payment and pre-approval, the lot may be financed into your loan, subject to lender approval.

How people pay for it

  • FHA — 3.5% down. The 2026 FHA limit for a two-unit property in Louisiana is $693,050 — the same figure statewide.
  • VA — $0 down. Worth a hard look here. Slidell has a real veteran population, and the VA path carries no monthly mortgage insurance.
