How much do I need for a down payment?
It depends on your loan path: FHA can be as little as 3.5% down for owner-occupants, eligible veterans may qualify for 0% down with a VA loan, and conventional investor loans typically require 20–25%. Not sure where you fit? We'll connect you with trusted loan officers at no cost.
What exactly does the $316,000 turn-key price include?
The complete construction of our signature 3/2 + 3/2 duplex (±2,400 sq ft, two stories) — turn-key, with plans, permits, survey & builder package included. You only add the lot, which typically runs $40k–$60k in our service areas. And here's the good news: you don't need to bring the lot money in cash. With your down payment and pre-approval, the lot may be financed right into your loan along with the construction, subject to lender approval. Don't have a lot? We help you find one.
Can rental income from Unit B help me qualify for the loan?
In many cases, yes — lenders can count a portion of the projected rent from the second unit toward your qualifying income on a duplex purchase. Our loan officer partners specialize in exactly this. Ask us at your consult.
I'm not pre-approved with a bank yet. Is that a problem?
Not at all — it's where we shine. We have strong relationships with banks and loan officers who know new-construction duplex financing inside and out, and we'll connect you to get pre-approved quickly.
Do I have to manage the tenants myself?
You have options. Most of our clients hire a local property manager — and we're happy to refer you to trusted ones we know deliver. For investors committed to building a serious portfolio with us (10+ doors), exclusive in-house portfolio management may be available by application. Ask at your consult.
Is insurance really lower on new construction?
New builds meet current wind-rated code, which in South Louisiana can mean meaningfully lower premiums than aging housing stock — plus a builder warranty older doubles simply can't offer. We'll help you get real quotes during your consult.
How long does the process take?
Every lot and permit timeline is different, so we don't give one-size-fits-all promises. What we do give you: a written timeline at your consultation, clear milestones, and updates at every stage — full transparency from day one to keys.
I'm a real estate agent — is my commission protected?
Absolutely — and we mean it. Bring your client and we pay agent co-op on our builds, just like a traditional sale. Register your client with us at the first consult and you're covered from day one. We built this program because we want agents and brokers on our team, not on the sidelines. Ask us about our current co-op rate.
Do you build triplexes or fourplexes too?
Our signature model is the 3/2 + 3/2 duplex — but if your lot and your goals call for a triplex or fourplex, bring it to your consultation. We evaluate small multifamily projects case by case and will tell you straight whether it pencils out.
