The site is operated by DuCar Construction, LLC, a Louisiana-licensed contractor (Residential License No. 883334, Commercial License No. 63084), doing business as Investment Property Builders. The most important thing on this page: every price, rent, appraised value, equity figure, and calculator result on this site is an illustration, not a quote and not a promise. Your actual numbers depend on your lot, your ZIP code, your loan, your credit, and the market on the day you build. Nothing here is a binding offer.
This site describes our new-construction duplex and small multifamily building services in Greater New Orleans, and lets you request a free consultation. It is marketing and educational material. It is not a contract, not a loan application, and not a listing of property for sale.
Investment Property Builders is a home builder and general contractor. We are not a lender, a mortgage broker, a mortgage originator, a real estate brokerage, a financial advisor, a tax advisor, an attorney, or a licensed appraiser.
Nothing on this site is financial advice, investment advice, tax advice, legal advice, or an offer or commitment to lend. Before you make a decision, talk to a licensed lender about your financing, a licensed CPA or tax professional about your taxes, and an attorney about your contracts and entity structure.
Any construction price shown on this site refers to the turn-key builder package described alongside it and is subject to change without notice. Prices depend on your lot, site conditions, plan selection, finish selections, permitting, and the cost of labor and materials at the time of contract.
The lot is not included in any construction price shown on this site unless we state so in writing in a signed agreement. A price becomes binding only when it appears in a written agreement signed by both you and us.
Descriptions of FHA, VA, and conventional financing on this site are general summaries provided for education. They are not underwriting guidelines and not a determination that you qualify.
This site is not endorsed by, sponsored by, or affiliated with the U.S. Department of Veterans Affairs, the Federal Housing Administration, the U.S. Department of Housing and Urban Development, or any other government agency.
The Equity Analyzer, the House Hack calculator, and the Cash Flow calculator are educational tools. They run in your browser using the numbers you type in.
Do not make a purchase decision based on a calculator on this website. Verify every number with your lender, your insurance agent, your tax professional, and a licensed appraiser.
Testimonials on this site are from actual clients and reflect their individual experience. They are not a guarantee that you will get the same result. Individual results vary with the lot, the plan, the market, the financing, and the client.
Photographs, renderings, and model images show representative work and design concepts. Specific finishes, fixtures, landscaping, elevations, and dimensions vary by project and by your selections. Square footage figures are approximate.
In-house portfolio management is offered by application only, to investors building to ten or more doors with us. It is not automatic, not guaranteed, and may be modified or discontinued. For everyone else we refer trusted local property managers; those managers are independent businesses and we are not responsible for their work.
Our agent co-op program requires that you register your client at or before the first consultation. Terms, amount, and payment of any co-op commission are set out in a separate written agreement between us and the agent or their broker. Nothing on this site creates an entitlement to a commission.
Booking a consultation through this site does not create a contract to build, does not reserve a lot, does not lock a price, and does not commit either of us to anything. It is a conversation. Either of us may decline to move forward.
You agree not to use this site to break the law, to attempt to gain unauthorized access to it, to interfere with its operation, to scrape or harvest it by automated means without our written permission, to submit false information, or to submit a phone number that is not yours.
